How do I get started?
To get started, just give us a call. If you already own your property, we’ll begin with a site visit and a detailed discussion about your goals, budget, and vision.
If you haven’t purchased your property yet, even better. Many lots in North Saanich and surrounding areas aren’t typical subdivision sites, coming with development permit areas, environmental setbacks, septic requirements, wells, rock conditions, or access limitations that aren’t always obvious during a showing. A brief review of site conditions can prevent costly surprises and give you a clearer understanding of what’s possible and what it will realistically take to build there.

Do I need an architect?
If you already have plans or a design team, we’re happy to collaborate. If you’re starting with a vision but no drawings, we can connect you with architects and designers whose work aligns with your aesthetic and budget.
Our role is to help guide the process, assemble the right team, and ensure the design aligns with construction realities from the outset. The earlier we’re involved, the smoother the path forward.
-
How much does it cost to build per square foot?
For custom homes, cost per square foot is only part of the story. Unlike production builds, every Philco home is shaped by the site, the architecture, and the level of finish.
Instead of relying on a generic range, we develop a detailed and transparent budget tailored specifically to your project. Before any construction begins, you’ll get a clear understanding of where your investment is going.
-
What is the timeline for building a custom home?
Every project is unique, but most custom homes take 10–18 months from finalized plans to completion. The timeline depends on design complexity, permitting requirements, site preparation, and material selections. During pre-construction, we provide a clear schedule so you understand each phase of the process and what to expect along the way.
-
What makes Philco different from other builders?
We build with a deep respect for both the design and the land. Many of our projects are on complex sites that require careful planning, technical expertise, and close coordination with consultants and municipalities. We bring a steady, experienced approach to those challenges. Just as importantly, we value collaboration. The best projects come from strong partnerships—between client, designer, and builder—working toward a shared outcome.
-
What is the handover process like?
As construction nears completion, we conduct a comprehensive walkthrough to review every element of your home together. We provide documentation, warranty information, and clear guidance on maintenance and systems. However, for us, handover isn’t the end of the relationship. We remain available long after move-in, whether you have questions, require adjustments, or need support.
-
Do you provide warranty coverage?
Yes. We stand behind our work and provide warranty coverage through Travellers in accordance with provincial requirements. More importantly, we remain accessible. If something needs attention, you won’t be navigating it alone.
